What to Expect

First, we will set up an appointment to meet and review your project together. We will take all necessary measurements and/or blueprints, as well as go over all of your specifications, preferences, and expectations for the job.

Once we have all of the information, we will get back to you promptly with our proposal package which includes our detailed written estimate. We will also provide terms of payment, our extensive list of references, job specifications, a sample contract, and a sample change order form for the project.

Upon acceptance of our proposal, we will meet to sign contracts and accept your deposit. We'll let you know where we've scheduled your project on our calendar, then apply for any permits needed and begin your project promptly and complete it in the most timely manner possible while ensuring quality and detail through each phase. Your satisfaction is our priority.

Do you do all of the work yourself or do you contract it out?

We are skilled and highly experienced in all phases of construction, and we do as much ourselves as possible, however we also recognize the need to contract out niche trades to specialty craftsman (things like glazing, masonry, wall finishing - etc.). Often times moving existing or installing new plumbing or electrical rough-ins will require us to subcontract to a licensed tradesman for the work and necessary permits.

Do you have a portfolio?

Indeed we do. When we meet to discuss your project we will present you with our 16-page Builder Profile packet, the end of the booklet contains profiles on five recent MANCO builds that are hand selected for their relevance to your project.

How long will it take?

All projects are different and there are often unforeseen circumstances when in the demolition stage that need attention and may add a little bit of time to the overall length of the project. Our priority is to do the job right, compromising quality to meet a deadline is never our goal. However, before we begin the project, we will discuss with you how long we estimate it will take, as well as take into consideration your expectations and time requirements. At a minimum, even our simplest designs require 15 days to complete a bathroom remodel, 30 days for a kitchen and 4-6 months for a custom single-family new build. The more square feet, units and custom finishes that are added will correlate to a longer timeline.

Do I have to pull my own permits?

As your general contractor, we will pull all necessary building permits.

Do I need to get my own blueprints?

We provide design services and will work with you to create a blueprint of your vision. For new builds and more complex remodels, we may elect to work with an architect or civil engineer - these professionals will evaluate the load bearing units to determine if the design is structurally sound, and provide their stamp of approval.

Do you offer Green Construction?

Absolutely! Nearly every phase of the construction process has an eco-friendly counterpart that can be substituted. We are nerds about how are materials are made. If you're ever curious about what goes into the building materials we use or if there is a greener substitute - just ask!
